In a sauce pan heat together water, butter and oil.
Once the butter melts, remove from flame and let it cool down.
In a bowl mix together flour, sugar, salt, yeast and poppy seeds.
Mix it well.
Add the warm water butter mixture and knead the dough.
Transfer contents of the bowl to the counter and knead the dough for 10 minutes.

Set aside for 1 hour or until double.
Transfer the dough to counter, press to release air.
Roll it out into a thin circular disc.
With the help of a knife or pizza cutter, cut the circle into one long strip beginning at the outer edge. The step wise pictures will help getting an idea about this.
Now take the rope and shape as shown in the step wise pictures.
Finally tuck the end in the centre of the roll.
Cover and set aside for 15 minutes.
By the time, preheat oven to 200°C.
Brush the top of the flower with milk and sprinkle poppy seeds and bake it in the preheated oven for 20 minutes or until the top is golden.
Remove from oven and serve them hot or warm.
